Queensland State Government has just given the green light to a landmark $100 million new precinct on Seaworld Drive at Main Beach that will aim to create a world-class precinct at the gateway to The Spit.
Named ‘The Isles’, local developer Ignite Projects has been selected to undertake the new development, being delivered under The Spit Masterplan.
What’s Coming?
Known for top-end developments across Main Beach and Palm Beach, Ignite Projects will deliver:
- Extensive public realm upgrades, including boardwalks, car parks, playgrounds, and lush landscaping
- An 18-berth boutique commercial marina
- 27 luxury two- and three-bedroom apartments
- Around 250 square metres of waterfront dining
Designed by award-winning Gold Coast firm Contreras Earl Architecture, The Isles features a distinctive curved facade and a central courtyard, maximising airflow, natural light and Broadwater views.
What They Said
Deputy Premier and Minister for State Development, Infrastructure and Planning, Jarrod Bleijie, said this project demonstrated the type of private investment the Crisafulli Government was delivering for Queensland.
“The Crisafulli Government has drawn a line in the sane. We’re not just talking about the land’s potential, we’re delivering on it.
“The Gold Coast now has a Government that will unlock The Spit and finally deliver jobs, tourism and enhance liveability in a high-profile coastal location and revitalise underutilised land for the community to enjoy.
“Guided by the community-informed Spit Master Plan, this Government is securing a strong pipeline of jobs and investment for the Gold Coast, while ensuring the protection and enhancement of the iconic peninsula.”
Member for Surfers Paradise John-Paul Langbroek said the Crisafulli Government was delivering for the Gold Coast.
“This plan is a game changer and it sends a clear message that Queensland is open for business.” Mr Langbroek said.
Part of a Bigger Plan
The Isles marks the third major milestone under The Spit Master Plan, a bold State Government vision to revitalise the peninsula through public and private investment, while protecting its natural and cultural character.
The plan aims to unlock underutilised land for thoughtful, integrated developments that boost tourism, create jobs, and enhance community access.
Ignite Projects Director Josh Foote said the project was about more than luxury living.
“This is an exciting opportunity to contribute meaningfully to a site loved by locals and tourists. Our design is driven by community use, natural beauty, and long-term legacy.
Locals set to benefit too
In addition to the commercial and residential features, the public will gain improved pedestrian and cycling links, seating areas, enhanced green spaces and a destination playground.
The development will also include basement car parking, a harbourside pool, and ground-floor amenities aimed at integrating public access with private facilities.
Contreras Earl Director Rafael Contreras summed up the site’s role perfectly:
“It’s a place of transition, from city to nature, and we saw this as a chance to create something that reflects both.”
What’s next?
Construction is scheduled to begin in mid-2026, follow the remaining planning approvals.
The Isles is expected to become a benchmark for sustainable coastal development, combining residential, tourism, and community values at one of the Gold Coast’s most treasured sites.
