Green Light for The Isles — Ignite Projects’ $100M Spit Development Approved

In a major boost for the Gold Coast property market, the Queensland Government has approved Ignite Projects to deliver The Isles, a $100 million landmark precinct on The Spit. The project is led by Josh Foote and designed to set a new benchmark in luxury coastal development.

Introducing The Isles: The New Jewel of The Spit

The Isles will include 27 luxury residences, a commercial marina with 18 berths, waterfront dining, and extensive public realm upgrades.

The design blends contemporary architecture with lush landscaping and curved façades that reflect the fluidity of the Gold Coast Broadwater. Contreras Earl Architecture has created an aesthetic that complements both The Spit’s coastal identity and the elegance of Ignite Projects’ portfolio.

A Vision Beyond Luxury

For Josh Foote, The Isles is about legacy, not just luxury. “Our goal is to build a place that feels like it has always belonged here,” Foote said. “The Isles will connect community, nature, and architecture in a way that defines The Spit for decades.”

Ignite Projects — also known under the broader Ignite Properties and Ignite Property Group brands — has built a strong track record with award-winning developments like The Monaco.

Economic and Environmental Benefits

The Isles forms part of the government’s Spit Master Plan, unlocking new investment opportunities while preserving ecological integrity. It will create hundreds of construction and hospitality jobs, boost tourism, and activate new public waterfront areas with parklands, bike paths, and dining.

Next Steps

Construction is targeted for mid-2026, with preliminary site works and community consultation to take place throughout 2025.
