Ignite Projects to Deliver $100M Waterfront Precinct at The Spit, Gold Coast

A landmark $100-million mixed-use development is set to redefine the entrance to The Spit, with Gold Coast-based developer Ignite Projects selected by the Queensland Government to deliver The Isles, a spectacular, world-class waterfront precinct on Seaworld Drive at Main Beach.

Ignite Projects was awarded the development rights to the iconic Southern Gateway site under The Spit Master Plan, a bold collaborative vision to transform the popular peninsula into a vibrant hub of residential, tourism, leisure, cultural and nature experiences for the community.

Designed by award-winning local architect Contreras Earl Architecture, The Isles will feature 27 luxury waterfront apartments in two- and three-bedroom layouts across three levels and basement car parking, complemented by 250 square metres of waterfront dining, an 18-berth marina for luxury vessels, and extensive park and boardwalk upgrades including an exceptional playground for children. The existing park will also be revitalised with fresh landscaping and seating to create a picturesque green component to The Spit gateway.

Ignite Projects Director Josh Foote says the company is honoured to lead the project, calling it “an enduring showcase of contemporary design, a vibrant public space, and a legacy for the community”.

Future residents of The Isles will enjoy generous balconies designed to provide a semi-outdoor living experience while capturing breezes and panoramic water and sunset views, as well as a harbourside pool, outdoor entertaining area, restaurant, and private rooftop terraces for penthouse apartments.

Rafael Contreras, Director of Contreras Earl Architecture describes the Southern Gateway precinct project as a rare opportunity to unite the Gold Coast’s vibrant residential and tourism identity with the natural beauty and openness of The Spit peninsula.

“It’s a place of transition – from city to nature – and we saw this as a chance to create a landmark that embodies that dual character.”

The Isles features a distinctive curved facade inspired by the calm rhythms of the Broadwater. “It will serve as an enduring landmark that sets the tone for the northern Spit and a benchmark for all subsequent developments in the neighbouring areas,” Contreras observes.

Ignite Projects is building a legacy of premium residential projects across the coast, including The Monaco at Main Beach, Cabana Palm Beach, and the recently launched Retreat Palm Beach.
