Queensland Approves $100M Development at The Spit — Ignite Projects Leads with The Isles

A new $100 million AUD development has been approved for the southern end of The Spit on Queensland's Gold Coast, with construction expected to begin in 2026. Led by local developer Ignite Projects, the project has received the green light from the Crisafulli Government following a selection process.
The Southern Gateway site will be redeveloped into a mixed-use precinct, including residential apartments, commercial space, a marina and public parklands. It is the third site to proceed under The Spit Master Plan.

The plans include 27 residential apartments and food and drink outlets, along with a commercial marina offering up to 18 berths. The project also includes $2.7 million in public infrastructure upgrades, including a new parkland, pedestrian and cycling connections, a boardwalk, seating, car parking and a playground.
Deputy Premier Jarrod Bleijie said: "We're not talking about the land's potential, we're delivering on it."
Josh Foote, founder and director of Ignite Projects, stated: "Our vision is for a sophisticated residential and retail precinct that provides vibrant public spaces and complements the natural beauty of the area. This project is an exciting opportunity to play our part in enhancing The Spit, and we look forward to commencing construction in 2026."
